1. Who you are contracting with

Courses are offered by Christopher L Smith PA, doing business as Southern Realty Academy, a Florida-permitted real-estate school (permit ZH1003112), 3850 E Gulf to Lake Hwy, Suite 2, Inverness, FL 34453.

Southern Realty Academy is a separate undertaking from RETM Solutions, which supplies the software this school runs on and is not a party to your enrollment.

2. Courses and credit

Courses are offered for credit only while their FREC approval is current. Each course page shows the approved course designation number and approved title as issued. There is no partial credit, and no credit for a course whose approval has lapsed.

3. What completion requires

All three of the following:

  • Seat time. Florida measures a credit hour as 50 minutes. Time is accrued by our servers against the real clock while you have course material open. It cannot be self-reported, and idle time is not credited.
  • Lesson quizzes, where a lesson has one.
  • A timed final examination, scored by us. The pass mark and any waiting period before a retake are set by rule for the course type and are shown to you before you begin.

Certificates are issued only on completion of all three. We do not issue a certificate for a course you have not finished.

4. Examination conduct

The final examination is yours alone to sit. Sharing examination content or answers, or having another person sit an examination for you, voids the attempt and any certificate issued from it. A voided attempt is not refunded (section 5).

5. Fees and refunds

Course fees are shown before purchase and are charged at enrollment. Payment is processed by Stripe; we never receive or store your card details.

All sales are final and course fees are non-refundable. This includes where a student does not begin the course, does not complete it, does not pass the final examination, or has an examination attempt voided under section 4. You are paying for access to the course and for the examination attempt, not for a result.

6. Records and reporting

We keep the records a permitted school is required to keep — your enrollment, accrued seat time, examination results and certificates — and we report course completions to the Florida Department of Business and Professional Regulation where reporting is required. See our Privacy Policy.

7. Complaints

8. Governing law

These terms are governed by the laws of the State of Florida. Venue for any dispute lies in Citrus County, Florida.
